Intrastack - Ennerdale Avenue

Ennerdale Avenue is a development in the Manchester area focused on providing affordable homes. Housing provider for the project, Southway Housing, chose to use Intrastack’s low rise housing solution via contractor R&M Property. The light-gauge steel frame structure was used on eight low-rise houses on Ennerdale Avenue and was identified as the ideal solution for the project due to its safety during construction credentials, durability and the longevity of the build material.

The project, Ennerdale Avenue, is a development focused on providing affordable homes in the Manchester area. The housing provider for the project is Southway Housing, the contractor is R&M Property, and Intrastack’s light-gauge steel frame structure was chosen as the solution for the project. Intrastack’s low rise housing solution was used for eight low-rise houses on the Ennerdale Avenue development, which consisted of four semi-detached family homes and four cottage flats. Built on a plot which has limited space, the flexibility of construction was essential and Intrastack’s just in time approach to deliveries ensured no additional space was taken up by material storage, making the build possible and efficient.

The Ennerdale Avenue development also benefitted from Intrastack’s commitment to reducing carbon and waste on-site. As the project entailed a detailed design process, this meant the exact quantities were known ahead of time, so only the materials needed were used on-site. Steel frame also provides sustainability advantages, including 20% reduction in embodied 1 / 4 carbon, compared with traditional construction methods. Ryan Shenton, Technical Design Officer, Southway Housing commented on the project: “One of the key characteristics of light gauge steel frame which encouraged Southway Housing Trust to work with Intrastack is the speed of delivery. The prefabricated wall panels and cassette floors allowed us to get on to site sooner and deliver housing more efficiently. The frame was particularly beneficial in enabling works to continue without interruption throughout the wetter and colder winter period, a time which can often result in delays when building with traditional brick and block. Working on smaller infill sites such as ours you must manage the minimal space for materials in addition to the impact on neighbouring residents. By coordinating deliveries, the project team could ensure that there was minimal disturbance to the residents and a tidy site was maintained throughout the project, as we adopted a ‘just in time’ approach to the delivery of materials.” Thomas McKenna, CEO of R&M Property Group Ltd. contractor for the project commented: “We are a principal contracting firm that specialises in the design and installation of new homes using Modern Methods of Construction, delivering homes up to 40% faster.
